We are buy-and-hold investors and buy stabilized core, core-plus, value-add and development real estate for logistics use. Our target investments include both modern buildings, older functional product, single tenant and multi-tenant buildings that are leased, have near-term leasing risk or existing vacancy. We will also buy properties for immediate or future redevelopment, forward sales, unentitled land and entitled land, and environmentally contaminated land for build-to-suit and speculative warehouse development. Our long history in our investing markets and our local teams allow us to find a path towards execution on complicated transactions that is seamless for Sellers. Our target markets are: New Jersey, New York City, JFK Airport, and Miami / Ft. Lauderdale.


Given our capital structure we can purchase properties without initial leverage, providing the flexibility to close quickly to satisfy a seller’s specific needs.
